10 Workers to Tip This Season while making your way around Frisco

Tipping this holiday season may sound too fancy for your budget. But when you consider that many of the people you tip get anywhere from 8 to 68 percent of their income from tips, you may want to give these helpful folks a break and plan for an added service charge.

1. Bartender
Base Pay per Hour: $7.30
Tips per Hour: $10.30
Percent of Total Hourly Income in Tips: 59%

Fortunately for this service provider, we all tend to get a little more generous as the night goes on. But, it’s a good thing when you consider that bartenders are getting the majority of their income from the extra dollars we place on the bar. Typical tip: 10-15 percent of the bar bill.

2. Waiter/Waitress
Base Pay per Hour: $4.60
Tips per Hour: $9.90
Percent of Total Hourly Income in Tips: 68%

Wow, nearly 70 percent of your waiter’s income is based on that tip that you give. Nothing is quite as exciting as getting dressed up to go out on the town then having the front door magically swing open in front of you as the doorman whistles for your taxi. Whether you’re off to visit grandpa and grandma or are helping coordinate their arrival at your house, you will likely need to tip an airport or hotel van driver. Typical tip: $1 or more per bag, especially if they help you with your luggage.

Taxi drivers zig-zag through congested main strips and zoom along back roads to get you there on time. What sort of tip do they deserve? Typical tip: 15 percent of fare, $1 per bag up to 5 bags, $2 per bag for 5 or more bags or if bags are very heavy (50 lbs. each).

Mortgage rates have been dropping since the Fed announced it would buy $600B worth of mortgage backed securities and debt issued by Fannie Mae, Freddie Mac and Ginnie Mae. In this environment, mortgage applications last week were up 112% over the previous week. That shows the effect lower rates can have. It’s estimated that each 1% decline in mortgage rates roughly amounts to a 10% increase in homebuyer purchasing power. This can generate an estimated 500,000 more home sales.

Apparently the Treasury Department knows this too, since last week it announced a plan to boost home sales by dramatically lowering interest rates on loans for home purchases. Treasury would temporarily use the clout of Fannie Mae and Freddie Mac to encourage banks to make home loans at rates as low as 4.5%. This is more than a full point lower than the best rates out there for standard 30-year fixed-rate mortgages. These very low rates would do a lot to increase buyer activity, stop the slide in home prices and get the economy back on track.

The present home market is already a very opportune place for first-time buyers and real estate investors, who know we’re seeing unprecedented value in many attractive neighborhoods. In fact, investors bought 40% of all homes sold in October, about the same percentage as September.

REMEMBER THE THANKSGIVING WEEK RALLY?… Well, it’s nice if you still do, because the stock market forgot all about it. We went into the week with a five-session winning streak, which was abruptly put to an end with an 8.9% drop on Monday. Investors were hit with both an ISM Index that showed weaker manufacturing activity and an official recession declaration finally coming from the National Bureau of Economic Research (NBER). Their surprising (to us) statement put the start of the recession in December of 2007, as opposed to Q3 of 2008, which was the first quarter of declining GDP. The NEBR, a group of academic economists, is the official arbiter of US business cycles. So I guess we have to live with their pronouncement, which ignores the expansion in GDP for the first two quarters of 2008, including Q2’s very healthy 2.8% growth rate!

Anyway, this down view of things continued with weak November auto sales and an ISM Services index that was just as bad as the manufacturing one. Blackberry company Research In Motion, Merck and DuPont all gave cautious outlooks. The week ended with a disappointing, though expected, Employment Report showing unemployment inching up to 6.7%.

But hold on, folks. Let’s check out Thanksgiving weekend retail sales. One source affirmed total sales beat last year’s. Another reported the average amount spent was UP 7.2%. This was followed by Cyber Monday with online retail spending UP 15% over last year. In other news, GE said its dividend was safe and the Bank of England and the European Central Bank made sharp cuts to their key lending rates. Finally, initial unemployment claims fell for the second week running, after peaking three weeks ago.

Friday saw a 259-point rally, but the Dow was still down 2.2% for the week, closing at 8635.42. The S&P 500, down 2.3%, went to 876.07. The NASDAQ, down just 1.7%, ended at 1509.31.

Over in the bond market, the action was interesting. Last week, Chairman Ben Bernanke observed that the Fed is running out of room to cut rates, now at 1.00%. But he said they could take the path of buying large amounts of long-term Treasuries to drive rates down. This inspired a run on Treasuries that saw the yield on the benchmark 10-year Treasury go to 2.505%, its lowest level in over 50 years. It ended the week at a still super low 2.680%. Mortgage rates, which have already been dropping nicely, should continue headed in a very favorable direction.

THE BEAT GOES ON… This week we’ll have more key info on both the economy and business. Economically, pending home sales will occupy our focus, as well as the Producer Price Index and retail sales.

On the corporate front, Kroger and Costco will report quarterly results. On Monday, we’ll have November sales from McDonald’s, a Q4 update from Texas Instruments and a fiscal 2009 outlook from 3M. Biggest interest will be around the auto industry bailout. Experts believe Congress will do something, but no one knows what they’ll require the Big Three to do in return.

FISD approves Heritage High School zoning

If there’s one issue that makes Frisco ISD Superintendent Rick Reedy toss and turn at night, it’s rezoning. At Monday night’s regular school board meeting, he got to face the issue twice.

Reedy said rezoning is the most difficult issue to handle because a large number of parents weigh in with different opinions about an emotionally-charged issue that affects students for years. In FISD, it’s an issue that must be addressed frequently.

The board approved a rezoning plan for Heritage High School that is slightly different than the plan proposed at last month’s meeting. The new option keeps all areas zoned for Ogle Elementary School at Liberty High School and most of Elliott Elementary at Heritage High School.

The last few months have seen a flood of information about the end of the housing boom. Many potential home buyers are pondering if this is a good time to sit on the sidelines and wait and see where the housing market is headed.

Should you shop, buy or hibernate for awhile?

Here are some things to consider:

During the boom years of 2003-2005, home sellers and home builders were in an advantageous position. They were getting annual double-digit price increases. There were long lines at sales offices and existing homes often sold within days of going on the market. Investors were buying up homes like crazy. Well things have changed. In the current environment, buyers are fewer in number and slower to sign sales contracts. Investors are now often sellers rather than buyers. The builders do not want to hibernate. They want to continue building and selling homes. Thus, in order to sell homes in a slower market, many builders are offering buyer incentives — discounts, free upgrades, big screen TV’s and a variety of other special offers

Discounted financing packages are also increasingly being offered to make newly constructed homes more affordable. Builders typically have relationships with a preferred mortgage lender or they own a mortgage subsidiary. That sometimes offers them the opportunity to create mortgage incentives that can significantly lower payments during an introductory period. While the housing boom is certainly over, there are signs that the housing market is on the verge of stabilizing. The inventory of existing homes coming onto the market is now longer exploding, as the number of existing homes for sale has begun to flatten out. Former Federal Reserve Chairman Alan Greenspan has stated that the “worst may well be over”. Adding, “I suspect that we are coming to the end of this downtrend, as applications for new mortgages, the most important series, have flattened out,”

>Further, applications for U.S. home mortgages jumped in the latest week bolstered by increases in refinancing and new home purchases as long-term rates decreased, according to data from the Mortgage Bond Association. Mortgage rates continue to hover just slightly above the near-record lows they reached in 2004, and are a full two percentage points below the average interest rates paid by mortgage borrowers during the past three decades.

The best real estate bargains always occur in buyers’ markets. Prices and terms this year may look like great deals in few years. Today’s market offers an opportunity to lock in a low mortgage rates and take advantage of builder incentives. Another aspect of today’s market that is particularly advantageous to buyers is the large inventory of quick delivery new construction homes that are available. Quick delivery homes are newly built homes that are already completed or are nearing completion. They offer all the benefits of a brand new home but without your having to wait through the entire building process.

How to choose the right agent

Finding the right real estate agent is the most important decision when it comes to selling or buying a home. But remember, all real estate agents aren’t created equal. APPRAISALS AND REFINANCING YOUR LAND and or HOME

Interest rates fluctuate as changes occur in the general economy. If you purchased your home when interest rates were higher, you may want to consider re-financing your loan at a lower rate.

You will have to apply for the new mortgage and have your current income eligibility assessed. Depending on how long you have had your present loan, a current appraisal may be required. There are closing costs, such as attorney, title fees, recording and notary fees, and appraisal charges. The biggest factor in your decision should be the length of time you plan to remain in your home. If you will be there for only a year or two more, it might not pay to re-finance. If you will be in your home longer, re-financing could provide you with lower mortgage payments. Your real estate agent can help you work out the numbers and can refer you to reputable home appraisers and mortgage lenders.
